I feel so sorry for the fellas next door attempting to get into their rental. They have still not received the door code to enter their rental. It's 6 pm and they are hanging outside. Long drive from New Jersey. We offered our bathroom in case they needed a potty break. The cleaners were gone at 2 pm and the hot tub lady left at 3 pm. What the heck??!! |

For sure! What ever happened to customer service. I told them when the cleaners left and they called the agency and told them this info and they were finally given the code. They must have just forgotten them. Pitiful! |

I’ve tried calling a realty during check in days LMAO No one answered a single time. We finally found out a local was turning the street sign so u couldn’t tell the name. He didn’t want the public using their road as a beach access. He actually came up to our car like he owned the street I simply told hiim we had early check in I think I did write the realty about the experience with g t hat man. I regret not calling the police just to prove the point that he was deliberately messing with a street sign which would be dangerous if a fire or drowning emergency. Ok I’m done you can tell that makes my blood boil. |

Twice we’ve had the experience of getting to a rental and having the check in code not work. Both times the realtor answered my phone call, was very responsive and immediately gave us a new code over the phone. Atlantic Realty and Joe Lamb. |

This usually happens because the code is emailed to the booker. ISPs have been rejecting emails that in their judgment are spam. Not putting them into a junk or spam folder, but just not accepting them. Customers often don't even know they're missing messages, until something important gets caught up. We send our codes by email and by text, with request that they confirm receipt by reply. We resend if they don't confirm. We also send it at least a week out when we send the guest guide. Not saying that's what happened here. Just putting that out there so others can factor it in if they don't have their code by the time of check in day. |

We're renting from Surf or Sound ( hopefully ) next year ...as the house we've had before is now managed by them. We don't have much choice given the location ...it's a perfect win/win for us. I'm hoping they do well by us . |

I would have felt the same. I'm also lucky that we're friends with our neighbors so if this happened somehow to use, even if the guest didn't call us, my neighbors would, and would show them hospitality until we got it sorted. My comment was mostly in hopes of reminder renters on the board to make sure they have codes by the day before arrival, and to look for the email, realizing it might bounce. It's hard though in that last minute packing and excitement. That's why we send the guest guides a week ahead. |

JL sends an email with security code 16 days prior to check in. Of course it’s not activated until 4pm that day. |

Pretty much, Bent. I’ve used them for most of our rentals. Only had one issue that I wasn’t happy about their response. |

Pretty much, Bent. That's good. I'm guessing also that many companies are having a difficult time finding employees and employees that don't have a good work ethic. And that doesn't necessarily mean the many hard workers that clean and turn over the unit. Many times it is the execs at the top that are clueless and have miniscule leadership skills along with poor customer service skills as they are the ones that face the public via phone, email, and text. |

Not the easiest industry to be in. I just read an article in the OBX Voice that occupancy collections are down 23.55% this year compared to the same time last year. That’s seems pretty significant. |

Not the easiest industry to be in. Wow!! I'm guessing that has a lot to do with money and the lack of it. Our street in Brigand's Bay has a lot of empty rentals we have noticed. Not that I am complaining as I like the solitude. We typically get a lot of retired people in our laid back sound front street simply for the solitude and laid backness. Older people on fixed incomes cannot afford the higher prices right now and are not coming. It is a total ghost town! Half are empty and it is prime season and there are some lovely homes down here. |

Wow, Bent! Hopefully prices will adjust back to reason. Maybe next year we can start looking to buy. We had to put off our dream bc of the insane prices and high interest rates. |

Not the easiest industry to be in. The 25% down was in April and something about Easter being a bad time made the occupancy go down. We are waiting for May and June reports that might be down, but not by 25%. |

Wow!! I'm guessing that has a lot to do with money and the lack of it. Maybe things are just returning to a pre-Covid state. The area saw a bit of a boom in recent years with many visitors who likely wouldn't have been here had things been different. Collections are still higher now than in 2019 and earlier, but rental prices were inflated since then. Perhaps the shoulder seasons will return to how they were in the past. Click to follow link... |

Slow summer is not limited to the OBX. 4th of July is usually the busiest week of the summer. I got a couple of emails last week offering 10-15% off on last minute deals for OC MD and restaurant specials too. Our beach friends normally don't go out during this week, no problems with crowds this year. |
